As someone who’s closely connected to the real estate landscape in our area, I’ve been monitoring LA County’s market shifts this Early-Q3. The median price for existing single-family homes stands at $888,100, just shy of $900K—a slight 2.6% dip from last year’s $911,400. Sales activity has also eased by 0.9% year-over-year, a trend we’re experiencing firsthand as affordability remains a challenge for many buyers. Elevated mortgage rates, averaging in the upper-6% range and even reaching a 12-month high, have certainly kept monthly payments steep and made the path to homeownership more complex. However, with inventory gradually expanding and rates showing signs of easing from their peaks, there’s hope that conditions could improve for buyers in the coming season. Navigating these changes is all about having the right local insight and personalized guidance—something I’m committed to providing every step of the way.
